Scottish landlord law is among the most comprehensive in the UK. The Three Core Certificates
A full electrical inspection and test of the property's wiring, consumer unit, sockets and earthing. Must be carried out by a qualified electrician holding the 2391 qualification. A copy must be provided to tenants within 28 days and to the local authority on request.
If your rental property has any gas appliances — boiler, gas fire, gas hob — you must have an annual gas safety check carried out by a Gas Safe registered engineer. The certificate (CP12) must be provided to tenants within 28 days. Note: Spotlight Electrical handles the electrical side; you'll need a Gas Safe engineer for this certificate.
Since February 2022, all Scottish homes must have interlinked smoke alarms in the living room and all circulation spaces, a heat alarm in the kitchen, and CO detectors where carbon-fuelled appliances are present. Landlords must verify these are in working order at the start of each tenancy.
