Edinburgh Fuse Box Guide

When Does an Edinburgh Property Need a Consumer Unit Upgrade?

Edinburgh has a uniquely diverse housing stock — from Georgian New Town townhouses and Victorian tenements in Leith and Gorgie, to 1930s semis in Liberton and Corstorphine, post-war bungalows in Colinton, and modern developments across Portobello and Craigentinny. Each era of construction brings its own electrical challenges, and consumer unit upgrades are one of the most common jobs we carry out across the city.

The most common trigger for a consumer unit upgrade in Edinburgh is a mortgage survey or EICR report flagging an outdated fuse board. Lenders including Halifax, Nationwide and Lloyds regularly require a modern consumer unit with full RCD protection before releasing funds on Edinburgh properties — particularly older tenements and pre-1980s houses.

Other common reasons include: old rewirable fuse carriers (ceramic fuses) rather than modern MCBs; a board with no RCD protection at all; a board that trips repeatedly; or simply a property that hasn't had any electrical work done in 25+ years. If your Edinburgh property still has a metal-clad fuse board, it almost certainly needs replacing.

We carry out fuse box replacements across all Edinburgh postcodes — EH1 through EH17 and beyond into Midlothian — and issue your Electrical Installation Certificate on the same day. All our consumer unit upgrades are notified to Building Control as required under Part P of the Building Regulations.

RCD vs RCBO — Which is Right for Your Edinburgh Property?

A standard RCD consumer unit groups circuits together — a fault on one circuit can knock out several. An RCBO unit gives each circuit its own individual protection, so a fault only affects that one circuit. For Edinburgh tenements and family homes where disruption matters, we generally recommend RCBO units. The cost difference is modest and the benefit is significant.

Edinburgh Tenements

Victorian and Edwardian tenements across Leith, Gorgie, Dalry and Bruntsfield often have shared supplies and outdated boards. We understand the specific challenges of tenement upgrades and carry them out with minimal disruption to neighbours.

Pre-War & 1930s Properties

Properties in Corstorphine, Liberton, Colinton and Morningside built between the wars frequently have original or early post-war wiring. A consumer unit upgrade is often the first step before any further electrical work.

Pre-Sale & Mortgage Upgrades

Selling or buying an Edinburgh property? A consumer unit upgrade is one of the most common conditions raised by Edinburgh solicitors and mortgage lenders. We turn these around quickly to keep your transaction on track.

Common Questions

Can't find your answer? Give us a call on 07940 071963.

You likely need an upgrade if your existing unit uses old-style rewirable fuses rather than modern MCBs, if it doesn't have RCD protection, if it's over 25 years old, or if a surveyor or mortgage lender has flagged it. Many older Edinburgh properties — particularly tenements and pre-1980s houses — still have outdated fuse boards that don't meet current safety standards.

The majority of consumer unit upgrades in Edinburgh properties are completed in a single day. You'll be without power for a period during the work, but we aim to restore the supply as quickly as possible. We'll give you an accurate time estimate when we provide your quote.

A new consumer unit provides better protection — but if circuits are tripping due to faulty appliances, overloaded circuits or underlying wiring issues, the upgrade alone won't resolve those. We'll assess your circuits as part of the upgrade and flag any issues we find.

Yes — this is one of the most common jobs we carry out across Edinburgh. Mortgage lenders regularly flag old consumer units during surveys. We can upgrade your board quickly and issue the required Electrical Installation Certificate, allowing your Edinburgh property transaction to proceed.

An RCD protects groups of circuits, meaning a fault on one could trip multiple circuits at once. An RCBO provides individual protection for each circuit, so a fault only knocks out the affected circuit. RCBO consumer units are generally preferred in Edinburgh properties where minimal disruption from any single fault is important.

Yes — we recommend and can fit a Type 2 surge protection device (SPD) when upgrading your consumer unit. This protects all your Edinburgh property's connected devices and appliances from voltage spikes. It's a relatively small additional cost with significant long-term benefit.
