We carry out a thorough visual inspection and electrical testing of all circuits in your Edinburgh property.
Your complete EICR report is produced on-site and issued digitally on the same day.
If C1 or C2 codes are found, we can carry out all required remedial work to achieve a satisfactory result.
An Electrical Installation Condition Report (EICR) is a formal assessment of the safety and condition of the electrical installation in a property. In Scotland, EICRs are a legal requirement for all private rental properties — landlords must have a valid EICR carried out at intervals of no more than 5 years, or at the start of each new tenancy if sooner.
Edinburgh's housing stock presents particular challenges for electrical safety. Georgian New Town properties, Victorian tenements in Leith, Gorgie and Dalry, and post-war housing across Liberton, Colinton and Corstorphine all have wiring from different eras — some of which may not meet current standards. A thorough EICR identifies any issues before they become dangerous.
Our Edinburgh EICR inspectors hold the required City & Guilds 2391 qualification and carry out full circuit testing — not just a visual inspection. Every circuit is tested using calibrated instruments: insulation resistance testing, earth loop impedance testing, RCD testing and continuity testing. Your report is produced on-site and issued digitally the same day.
We carry out EICR testing across all Edinburgh postcodes — from EH1 in the Old Town to EH17 in Gilmerton — and across the Scottish Borders from Galashiels and Hawick to Kelso and Melrose. Volume discounts are available for Edinburgh landlords with multiple properties.

Understanding EICR Codes
C1 — Danger present: Immediate risk of injury. Must be made safe before the report can be satisfactory. C2 — Potentially dangerous: Urgent remedial work required. C3 — Improvement recommended: Not dangerous but should be addressed. FI — Further investigation: Cannot be assessed without further work.
Legal requirement every 5 years for all Scottish rental properties. We manage your compliance schedule and carry out all required testing and remedials.
A current satisfactory EICR is increasingly requested by Edinburgh buyers and solicitors. We turn these around quickly to keep your sale on track.
Many Edinburgh mortgage lenders require a current EICR for older properties. We issue reports accepted by all major lenders.
HMOs in Edinburgh require more frequent testing. We carry out HMO EICRs across the city and issue all required documentation.
