An EICR (Electrical Installation Condition Report) is a formal document produced after a thorough inspection of your property's electrical installation. It's recommended for all Edinburgh homeowners every 10 years, required for private rental properties every 5 years under Scottish legislation, and is often requested when buying or selling a property in Edinburgh or making an insurance claim.

For private rental properties in Scotland, an EICR is legally required every 5 years or at the start of each new tenancy. For owner-occupied Edinburgh homes, it's recommended every 10 years. Commercial premises in Edinburgh typically require an EICR every 5 years or with each change of occupancy. We can advise on the correct interval for your specific property.

An EICR report uses coded observations: C1 (immediate danger), C2 (potentially dangerous), C3 (improvement recommended) and FI (further investigation required). C1 and C2 observations mean remedial work is required to make the installation safe and compliant. We can carry out all remedial work at your Edinburgh property on the same visit where possible and re-issue a satisfactory certificate once complete.
